Why Is Water Leaking Above Windows?

March 14, 2023 by buildingadvisor Leave a Comment

Water entered at eaves and backed up into home above windows.

Q: During wind driven heavy rain, I get water coming in at the top of several windows. The single-story ho me is sheathed in plywood that is cover in poly sheeting. I removed the top outer trim on top of a leaking window and found no water behind the trim or on the exterior portion of the metal window frame. The water appears to be coming down the sheathing BEHIND the poly. … [Read more...] about Why Is Water Leaking Above Windows?

How to Install Flange Windows with Felt Paper

September 28, 2021 by buildingadvisor 3 Comments

With asphalt felt paper, first seal the window directly to the sheathing. Then layer building paper over the flashing tape.

Q: I am installing a new window in a garage wall in California. The window manufacturer states in the instructions that a backing (not more than 1/8 inch thick) "MUST" be installed for "open stud" construction. This is my case (open stud construction), and I planned to wrap my exterior wall with #30 felt. So, I searched the local lumber and box stores and found a 4x8 vinyl … [Read more...] about How to Install Flange Windows with Felt Paper

Stainless-Steel vs. Galvanized Joist Hangers

September 9, 2021 by buildingadvisor 2 Comments

Galvanized joist hanger will rust in salt air.

Q: I am planning an above ground (30 inches) storage shed that will be built in a salt-air environment in the Outer Banks of North Carolina.  I plan to use 2x6 floor joists with joist hangers. Do I really need to use stainless-steel? I am looking at a 15- to 20-year projected life for the structure.  If I can get by without the cost of stainless-steel, what specification … [Read more...] about Stainless-Steel vs. Galvanized Joist Hangers

ZIP Sheathing Vs. Plywood & Housewrap?

April 4, 2019 by buildingadvisor 4 Comments

Zip Liquid Flash provides a durable waterproof seal around windows and other openings.

Q: How does the ZIP system compare to standard sheathing? It seems like 9 out of 10 new homes and remodels in my area (northern New England) are using green ZIP sheathing on the walls and some use the red version of the roof as well. How does this product compare to using plywood and a housewrap such as Tyvek? — Tom A: Zip System sheathing was introduced by Huber  Engineered … [Read more...] about ZIP Sheathing Vs. What Caused Water Stains on Ceiling?

December 28, 2018 by buildingadvisor Leave a Comment

Holes cut in ceiling to find plumbing leak.

Q: How do I identify the source of a water stain on the ceiling?  I’m not sure if a leak is from the bathroom directly above or from something else.  Also, once identified, how do I go about fixing the leak? – A.G. A: Finding the source of a leak in a ceiling often involves a bit of detective work. Like a detective, you start with the most likely suspect. If you can rule out … [Read more...] about What Caused Water Stains on Ceiling?

Best Material For Chimney Caps?

November 9, 2018 by buildingadvisor Leave a Comment

A chimney cap with screen keeps out moisture and animals and prevent embers from starting fires.

Q: I am planning to make a chimney top with aluminum covered by copper. Does there need to be any type of barrier between the two because of heat, ash, or wood smoke? What material do you recommend? – Pat A: For the longest lasting chimney cap, the recommended materials are stainless steel or copper. Caps made with these usually come with a lifetime warranty. Galvanized … [Read more...] about Best Material For Chimney Caps?

Splashback Rots Vertical Siding

December 22, 2015 by buildingadvisor Leave a Comment

Blair writes: I'm in a 30-year-old house built on a brick-ledge slab. The trouble is that the previous owner/builder used reverse board-and-batten siding to instead of brick. Over the years, rain hitting the ledge on the slab bounced up to rot the lower 2-4 inches of wood and likely the sole plate of the wall framing. My thought is to cut a foot or so above the rot around the … [Read more...] about Splashback Rots Vertical Siding

Black Stains Around Windows From Flashing Tape

May 15, 2015 by buildingadvisor Leave a Comment

Bill writes: We are having an issue with our 13-year-old house where it appears that the flashing membrane material has leaked out along the edges of our windows. This leakage appears black and we cannot figure out what else it could be. Since we are planning on replacing all the front windows of the house that face the summer sun, we are looking for other materials to use so … [Read more...] about Black Stains Around Windows From Flashing Tape
